Furnace Maintenance: Checked Humidifier pad, good for another season. Replaced Furnace Filter. Furnace operating great.
Boiler maintenance Thermocouple was no longer holding in gas valve - replaced Customer has a rad in the basement but it’s mounted above the boiler, no low water cut off needed. Gas pressure was high creating high c.o - was able to make adjustments and bring gas pressure to proper amount and safe combustion. Verified chimney isn’t blocked at the termination. Customer has a leaky valve to the expansion tank and was able to add t tape to seal the stem. Customer will need to have to plan for this boilers future.
Gibson furnace repair , attempted to diagnose furnace again before changing pressure switch . Furnace did not fail again , installed pressure switch and performed a quick cleaning in the furnace . Furnace is operating well while I was testing the unit .
Amana furnace maintenance, furnace is operating great . Changed furnace filter , checked and verified humidifier pad is in good condition. Adjusted water pressure for humidifier and left humidtat at 30% rh .
Furnace Maintenance: Removed filter, installed date Oct.17th 2023 (see photos). Replaced filter with a less efficient filter, recommend changing to a better grade filter as soon as possible. tightened finger-loose gear clamp on the coupling between the inducer motor and the exhaust venting. Changed the wiring to the unit from Dehumidifier terminal to the G/Fan terminal circuit board . Combustion Blower bearings wearing out. Will have the office quote , motor is currently functioning but will only get worst , I will have the office quote a new motor in case the customer would like to have the repair done before the motor fails and becomes an emergency. Customer interested in comfort club. Please follow up with him.

Furnace Maintenance and Inspection
Payne furnace maintenance. Furnace trap was holding water do to slope of drain leaving the furnace and slope of furnace . Added rubber levelling feet under right side of furnace and cut down drain tube going into the condensation pump . Furnace also has two filter rack , I recommend using the 4 inch filter but either way use only one at a time . Furnace is operating with a 60 degree differential ,with in factory recommended but towards the higher side with a new filter at time of testing . fan speeds maxed already and gas pressure lowered to 2.5 inw by previous installer .
Evan’s furnace maintenance. Furnace is operating well . Fixed small condensation leak on collector box , multiple screws loose from the gasket shrinking and drying out from factory installed . Humidifier filter pad is ok for this year but will need to be replaced next year . No other issues found .
Goodman furnace , gas pressure were set high at 2.4inw and 4.1 inw , set them to factory recommend at 1.9 inw 3.5 inw . Furnace is operating very well .
Gibson furnace . Defective flame sensor . Sensor receiving 98 volts and producing 2.4 ua , sensor intermittently drops current causing the furnace to cycle and eventually go into soft lock out for an hour . Cut and installed a used flame sensor and watch furnace operate with sensor producing 2.1 ua for 20 mins , no further issues . Flame sensor will need to be ordered and replaced . Recommend a maintenance at that time . I have left the original part onto of the duct work by the filter .
Gibson furnace repair . Possible pressure switch issues . Very first time furnace try to ignite , error for pressure switch failure , I believe it’s the right side second stage pressure switch . Furnace never failed again .
Furnace Replacement
28 year old carrier furnace maintenance. Replaced drain to between inducer motor and furnace trap , hose cracked from age as I was cleaning the trap . Discussed with the customer that the condensation pump was getting dirty but there was a possibility of it breaking while cleaning due to age , added white vinegar instead . Eac filter is no longer wired in , I have recommended changing to a media filter for the time being . Furnace is operating rough at time of testing for its age .
Keeprite furnace maintenance. Furnace is operating well . Electronic air cleaner is very dirty and needs to be cleaned every 3 months .
Lennox furnace repair/ call back . Furnace error code (5 , 1 ) rollout circuit open . No sensors were tripped , verified voltage and resistance through all safety. Safety circuit operating correctly, defective circuit board . Installed new circuit board and tested operation of furnace .
Call back service / Furnace repair - upon arrival unit was in error code 31 - related to pressure switch, jumped out thermostat to fire unit, when the ventor motor kicked in, I could here water swooshing around in the unit, Took apart unit, drained the ventor motor, and the condensation trap. Put back together the system.. system ran for for maybe 1 min before shutting down on pressure switch error 31. Examined outside terminations - no visual damage Cutout venting and tried again - error code 31 Began taking apart system again, discovered water in the pressure tube ports, then discovered a piece of plastic about 1 inch deep into the pressure switch hose….see photos But system back together and ran system…system ran for 10min pressure switch didn’t trip, but then error code 33 came out which has to do wih a high limit fault. Investigate fan speeds - unit was set up for med on cool and med-lo for heat. - adjust and put heat cycle fan operation to med - hi Tested gas pressure in t
Service call . Install new condensation pump and discharge line . Est pump operation .
Williams wall hung furnace repair . Defective sparker , will not light pilot . Pilot tube was also blocked and needed to be removed and cleaned . Lite furnace With a bbq and have requested a quote for a new sparker . C.o was 68 ppm , furnace and fan are operational .
Hot water tank repair , full inspection of chimney from top and bottom , no blockage .air vent at bottom of tank clear . C.o reading on tank was 15 ppm and 18 ppm on first stage of furnace . Verified no negative pressure should be caused inside the basement .basement is wide open . ( sealed duct work , two pipe furnace , only other appliance would be electric drier ) found no issues with tank .
