Furnace requires flame sense cleaning - performed routine equipment maintenance on entire furnace. Discussed options with customer regarding flame sensor. Submitted part required form for replacing flame sensor. Also discussed getting more frequent maintenances, as the unit is coming up to the end of their 12 year parts warranty. Installed hot water tank

Replaced cracked and leaking condensate trap on furnace. Tested operation of furnace and ensured no leaks from new trap and fittings. Found no other problems or concerns with furnace during repair call

Work Performed: Performed a descaling flush on the domestic hot water (DHW) side of the Navien Combi Boiler using an approved descaling solution to remove mineral buildup from the heat exchanger. Flushed the system thoroughly with fresh water to ensure all descaling solution was removed. Cleaned the air intake filter and condensate trap to maintain proper system operation. Inspected all components of the unit, checked for leaks, and verified safe operation. Results: Tankless water heater is operating normally at this time. No visible leaks or performance issues detected. Additional Notes: Only the DHW side was flushed, as Navien does not recommend flushing the space heating side annually. Unlike the DHW side, which continuously introduces fresh water and is prone to scale buildup, the heating side operates in a closed-loop system, meaning it does not accumulate mineral deposits at the same rate. The heating loop should only be flushed if there is an identified issue, such as reduced

No Heat Service Call & Furnace Maintenance Equipment: 2009 Keeprite High-Efficiency Furnace Work Performed: Found thermostat not sending voltage on a call for heat. Jumped out thermostat terminals at the furnace, confirming the furnace operates normally. Diagnosed intermittent thermostat failure — customer agreed to replace thermostat with an Emerson programmable thermostat. Performed furnace maintenance and safety inspection: Cleaned flame sensor Checked temperature rise — within manufacturer specifications Performed combustion analysis — furnace operating safely Inspected blower motor and electrical components Found humidifier pad completely clogged — customer chose to turn off humidifier for now, and the damper was closed. Results: Furnace is operating normally at this time. Advised customer to be proactive with replacement options due to the furnace being 16 years old and to consider replacement over repairs if any major issues arise.
